Alabama Housing Finance Authority

This agency is also under the auspices of the U.S. Department of Housing and Urban Development. Its chief mission is to provide financing to the Alabama housing grants requirements of its low and middle income residents. Depending upon the financial capability of the borrower, the financing can be availed in either the First Step Program or the Step Up Program.

The First Step Program is offering a below market interest rates to first time and low to middle income home buyers with a 30-year conventional, FHA, Rural Development, or VA mortgages. Since down payments are the greatest obstacles to owning a home, the Alabama Housing Finance Authority also offers assistance on entry cost in association with this program.

The Step Up Program is specifically intended for moderately income home buyers who can pay the mortgage but are having problems with the down payment. The agency can provide up to 100% financing on a 30-year fixed rate mortgages. Also, the program can offer a high income limit without sales price limits.

In order to qualify to either program, it is required that the participants must finish a home buyer education course.

The United States Department of Agriculture Rural Development in Alabama provides grants and loans for affordable housing to local residents in rural areas.
